Hot tire pickup, and why it does not happen to every floor

Hot tire pickup is when a patch of coating lifts off the slab and comes away stuck to a tire, usually in a neat curve exactly where the wheel sits. It is the single most cited failure in garage flooring and it is badly understood.

What is actually happening

Tires get warm on a drive. Warm rubber softens slightly and becomes tacky. Parked on a coated floor, that warm tire sits in one place for hours while it cools, and as the rubber contracts it grips whatever it is in contact with.

If the bond between the coating and the concrete is weaker than the grip between the tire and the coating, the coating loses. It is that simple, and the temperature is not really the villain. The temperature is just the load that finds an existing weakness.

Which floors are vulnerable

Thin films. A hardware store kit spread over a two car garage goes down thin, and a thin film has less internal strength to resist being peeled.

Poorly bonded films. Anything over an acid etched or unground slab. If the coating is only adhering to the closed surface layer rather than keying into open concrete, a warm tire is more than enough to break that.

Some single component products. Water based one part epoxies and floor paints are especially prone, because they never develop much cohesive strength at all.

Which floors are not

A properly installed polyurea and polyaspartic build over a diamond ground slab does not do this. The basecoat has penetrated into open concrete, the film is thick, and the bond strength is an order of magnitude beyond what a cooling tire can generate.

That is not a product claim so much as arithmetic. The mechanism needs a weak bond, and mechanical preparation removes the weak bond.

Why it looks like a product problem

Because it shows up on the coating, months after installation, in a very visible way. The homeowner reasonably concludes the coating was wrong.

Almost always the coating was fine and the concrete underneath it was never opened up. This is the same story as peeling generally, just with a specific and dramatic trigger.

What people are told to do about it, and whether it helps

Park on mats. Works, in the sense that a mat under each wheel prevents contact. It also means you have bought a floor and then covered the only part of it that matters.

Let the car cool outside first. Impractical, and it treats a symptom.

Use tire protectant sprays. Some of these make rubber tackier, not less.

Fix the bond. The only real answer. On an existing failing floor that means grinding it off and starting from the concrete.
