On a residential garage the material price is most of the conversation. On a warehouse floor it is rarely the number that decides anything. What decides it is how many hours the aisle is out of service, and what that costs you per hour.
Do the arithmetic before comparing quotes
Work out what an hour of that floor being unavailable actually costs: labor standing idle, orders not picked, trucks waiting, or production stopped upstream.
Multiply it by the return to service time in each quote. In most facilities that number swamps the difference in material price between two proposals, and it frequently reverses which quote is cheaper.
This is the main reason polyaspartic and polyurea systems get specified commercially even though they cost more per gallon than epoxy. Epoxy needs a day between coats; a three or four day build on an aisle is three or four days of that arithmetic running against you.
How a floor gets phased
Almost no working warehouse coats everything at once. The floor gets divided into sections and each one is prepped and coated inside a shift, with containment moving as we go.
What that requires from you:
- Racking cleared and, where necessary, moved. This is usually the biggest constraint and it needs planning weeks ahead, not days.
- A traffic plan. Forklifts need a route that does not cross wet coating. That gets drawn before anyone arrives.
- Agreed hours. Nights and weekends are normal for this work.
- Somewhere for the dust extraction to vent.
Return to service is not one number
It is three, and quotes that give you a single figure are hiding something:
Foot traffic. Usually the same evening.
Light wheeled traffic. Pallet jacks and carts, typically 24 hours.
Forklift and racking loads. This is the one that matters, and it is longer. Full chemical cure takes several days even when the floor feels hard, and point loading a floor that has not fully cured is how you get indentations that never come out.
Ask for all three in writing.
Joints and the details that get skipped
Control joints, construction joints and the transition at dock doors are where warehouse floors actually fail. Traffic hammers them, and wheels chip edges that were never treated.
Joint treatment is a line item, it is not optional on a floor with forklift traffic, and a quote that does not mention it is a quote that is going to look cheap and then chip.
Line marking
Coat first, mark after, into the coating rather than on top of it wherever possible. Marking laid over a finished topcoat is a wearing part; marking integrated into the build is not.
